Our homes stand as silent contributors to Australia’s greenhouse gas emissions, responsible for approximately 13% of the total, as cited by the CSIRO. As our population burgeons and ages, reaching an estimated 31 million people by 2030, the pressure on housing escalates. We face the daunting task of constructing nearly 197,000 homes per year. 1. Stark Supply Shortfall: With a mere 3,000 social and affordable homes produced annually, we fall drastically short of the documented need for 36,000 such homes (Lawson, Pawson et al. 2018).

2. Housing Insecurity: Vacancy rates in Queensland and across Australia have plummeted to an unprecedented low, leaving low-income households burdened with housing costs that consume over 50% of their income.

3. Aging Population: The number of Australians aged 65 years and above is set to more than double from 3.6 million to 8.5 million between 2015 and 2055 (Healthcare and Retirement Living Research & Forecast Report 2016, Colliers International). This swell in retiree numbers intensifies the demand for affordable and suitable housing.

      ECOO utilizes engineered bamboo framing, walls, floors, ceilings, casework and furniture* to create a uniquely modern, sustainable, and attractive home. 

      Engineered bamboo is by far the most sustainable building material on the planet.

      It is highly renewable, taking only 3 years to grow for structural use. (INBAR Report #35 – Life cycle assessment and carbon sequestration: The Environmental impact of industrial bamboo products)

      Most importantly, every ton of engineered bamboo we use harvests 600 kilograms of carbon dioxide from the atmosphere during its growth phase.

      Affordability

      ECOO will manufacture its prefabricated homes in the Philippines, under license to CUBO.

      The patent-pending CUBO Modular System is the first and only engineered bamboo building platform in the world. Their proprietary system will enable us to manufacture a 63.5 sqm home in five days; deliver to the site in just one 40’ container; and assemble in less than five days.

      We will be able to manufacture, deliver, and assemble this model home for a cost of approximately AUD$75k.

      While we have no direct competitors in modular bamboo housing, we compete indirectly with prefabricated housing companies that offer alternative products. Our price point would allow us to keystone the ECOO product line and come to market well under the most affordable direct competitor. We achieve this level of affordability primarily because we will operate in a “Freeport Zone”, within the Philippines. There are numerous financial incentives to this location, including:

      •​ Duty free importation of raw materials and finished goods

      •​ Exemption from wharfage dues, export tax, duty, import and export fees

      •​ Tax credits and additional deductions on Taxable Income (potential 4-6 year income tax holiday)

      •​ Liberalized foreign ownership requirements

      ECOO will source its engineered bamboo from an established and vetted supplier in China who supplies CUBO with their engineered bamboo products. This will allow us additional volume discounts, and leverages an established and trusted business relationship.

      By licensing through CUBO we obtain the benefit of 5 years of materials and product development CUBO has amassed. We also gain the benefit of extensive engineering refinements and proven designs. This reduces ramp up to production times, reducing initial operating capital required.

      Philippine labor costs are between 85-90% less expensive than labor costs in Australia. This highly skilled and educated workforce also scores very well among ASEAN countries in ease of finding skilled employees. The Philippines is #2 in Asian countries for proficiency in English making communications and operations far more seamless than working in other similarly priced labor markets.

      Our leadership team at ECOO has long established relationships with key individuals in the Philippines, having managed manufacturing and human resource companies in the region previously. This again shortens the start-up burn rate, given the depth and breadth of established and trusted relationships.

      We anticipate bringing three models to market to meet the broad cross section of known market demand. All models will include solar, solar hot water, air conditioning, a multitude of smart features and complete fit out and finishing of the unit. Unit models will include:

      ECOO meets the top 9 priorities for home buyers in the Australian marketplace:

      Business Plan

      In order to accelerate the ECOO’s opportunity we see the Business Plan unfolding in the following sequence:

      1. Consummate the Distribution Agreement with CUBO: This provides ECOO with exclusive rights to market and sell CUBO’s award winning homes in Australia and New Zealand, capitalizing on CUBO’s existing infrastructure in Quezon City, Manila. 

      2. Secure Investment Capital: Attract and secure an enlightened investor, or investment group, who seeks to champion a new paradigm in affordable, sustainable housing through ECOO. 

      3. Establish a Display Home Center in Southeast Queensland: This allows ECOO to prove the viability of importing, constructing and certifying CUBO designs in Australia. It also allows ECOO to showcase the three existing designs and get expressions of interest in the new, larger footprint “Dreamtime” design.

      4. Formalize Purchase Orders and Agreements: With proof of concept, and units to display to interested parties, ECOO would formalize orders with affordable housing clients, NDIS clients, aged care providers, developers and individuals. 

      5. Initiate Production and Shipping: Orders would be placed with CUBO and full scale production, shipping and installation would commence. Scaling to CUBO’s production capacity would likely occur in under 12 months. 

      6. Ensuring Quality and Compliance: To safeguard your investment and maintain high-quality standards compliant with Australasian regulations, we will provide diligent oversight of the export arm of the CUBO business, certification process and ongoing development of the ECOO product.

      7. Pursue the Development of an ECOO Production Facility: The CUBO production system has limited capacity and does not benefit from «Freeport Zone» incentives. If we establish a Production Facility within a «Freeport Zone,» we remove the standard fiscal responsibilities, including income tax, VAT, and import-export costs in the Philippines. This would greatly reduce the landed cost of units and significantly increase overall production capacity.

      8. Exit Strategy: Depending on the investment group’s preference we would position ECOO for a sale when we have optimized ECOO’s capacity. We anticipate the multiple for a product like ECOO, exclusively produced through CUBO, to be a minimum of 3x EBITDA. With an ECOO production facility, we anticipate a multiple of 5x EBITDA, minimum, to be wholly realistic. 

      In short, this strategic path would have a significant and lasting influence on the Australasian housing market, aligning perfectly with ECOO’s mission of affordability, sustainability, and inclusivity.

      40% of the investment funds would be spent in the first 6 months. The remaining 60% would provide operating capital for the first twelve months. Projections anticipate profitability to be achieved in under twelve months, negating the need for any further investment.

      • The People With Disabilities Community: Our product has also sparked interest among members and advocates of the disability community. ECOO’s compact yet thoughtfully designed spaces offer accessible, affordable and dignified housing solutions to those living with disabilities, aligning with the core values of the National Disability Insurance Scheme.

      • Developers: Boutique and large-scale developers alike have expressed interest in our model. Boutique developers love the concept of creating a unique community with a small cluster of ECOO units, complemented by communal spaces like a pool and BBQ area. Larger developers initially voiced concerns about ECOO’s affordable price point undercutting their sales. However, they soon realised the advantage of providing lower-income households, many of whom work in local Accommodation and Food Services, Residential Care, and Wholesale/Retail sectors, access to a unique home offering within the wider development.
